And for us, it comes down to two places in the Eagle foothills corridor: Valnova and Avimor.

Neighborhoods like Two Rivers, Legacy, and Mace River Ranch absolutely deserve their reputation. But Eagle has also gotten expensive. By late 2025, the median sale price was pushing roughly $961,000, and the city average had crossed the million-dollar mark.

They are not just asking, “What is the nicest part of Eagle?” They are asking, “Where can we still get the Eagle lifestyle, the foothills, the views, the sense of place, and a smart long-term buy?”

If we were narrowing down new subdivisions in Eagle, Idaho for our own family, these are the two communities we would study first.

Valnova in Eagle, ID: The Big Vision Community

Valnova is making news for a reason. This is not a small neighborhood tacked onto the edge of town. It is the largest residential development in Treasure Valley history.

We are talking about 6,000 acres in the Eagle foothills, approved for more than 7,000 homes, with a projected 30-year buildout by Clyde Capital Group. The first residents moved in during 2025, which means this community is still in the earliest chapters of its story.

The easiest way to understand Valnova is this: it is trying to build an actual town, not just a collection of houses.

The centerpiece is the Village Center, a walkable downtown-style core built directly into the master plan. Shops, restaurants, a pedestrian plaza, and architecture designed to feel intentional are all part of that vision. This is not meant to be a strip mall in disguise. It is supposed to be a genuine town center woven into daily life.

Then there is the amenity package, which frankly is on a different level from what most people expect when they hear the words “new construction.”

  • Spas
  • Pickleball courts
  • Tennis courts
  • Fitness center
  • Beach access to a 2.5-acre lake
  • Swimming, kayaking, and paddle boarding

The lake is a major part of the identity here. A sandy shore, recreation built around the water, and a central gathering area all give the community a resort-style feel that is rare in Idaho.

Valnova is also planning for four-season use. In summer, a ski lift is intended to carry mountain bikers into the foothills. In winter, that same hill becomes a tubing run. A 36-hole championship golf course is planned in future phases.

One of the biggest reasons Valnova belongs at the top of any list of  n ew subdivisions in Eagle, Idaho is how much land is being preserved. More than 50% of the site, nearly 3,000 acres, is designated as permanent open space. Wildlife corridors, native planting, and trails wrapping around the community all support that goal.

Seventy-five percent of the homes are planned to sit adjacent to parks, trails, or open space. That is not a small design detail. That shapes the entire daily experience of living there.

Schools are also part of the long-term plan, with four elementary schools, one middle school, and one high school planned within the community. Valnova also brought its own sewer infrastructure and water system, including its own water rights. In Idaho, that is a big deal.

The pricing is what really changes the conversation.

Townhomes start in the high $400,000s. Standard single-family homes start in the low $500,000s. Phase one reaches into the $800,000s and into the millions for estate lots with foothill views.

There is also a location advantage that deserves more attention. Valnova sits elevated in the foothills above the valley floor. That means better views, a stronger sense of separation from the urban grid below, and the potential benefit of sitting above the winter inversion.

On clear days, the views stretch across the Treasure Valley all the way to the mountains beyond. For remote workers especially, that kind of setting can change what home feels like on a daily basis.

Our honest take is that Valnova is still early. Amenities are coming online in phases. Roads, homes, gathering areas, and neighborhood identity are all in the process of being built out.

But that is also the opportunity.

Buying in the early years of a major community can mean getting in before the market fully prices in the long-term vision. Valnova feels a bit like what Eagle itself may have felt like years ago, before everyone else caught on. Families buying there now often describe it as finding something early, before the rest of the region fully realizes what it is becoming.

Who Valnova Is Best For

If we were helping someone sort through new subdivisions in Eagle, Idaho, this is who we would point toward Valnova:

  • People who want a more self-contained lifestyle with amenities, trails, and future schools
  • Remote workers who care deeply about views and a natural setting

  • Buyers who like the idea of getting in early on a community with long-term upside

If what you want is scale, newness, and a community designed almost like a complete foothills town, Valnova deserves serious attention.

Avimor in Eagle, Idaho: A Community with Character

If Valnova is the big vision play, Avimor is the one that wins on feel.

This is our personal favorite, not because it is flashier on paper, but because it already feels lived in, rooted, and alive.

Avimor sits on Highway 55 north of Eagle in the Boise foothills. The land itself has history. It was originally part of the Spring Valley Ranch, a family sheep and cattle ranch purchased by the MacLeod family in 1916. Instead of simply carving it up and selling it off, their descendants chose to build a community that honors the land and preserves the character of the foothills.

That backstory matters. You can feel it in how the place was planned.

Avimor currently has more than 700 homes and is working toward approximately 10,000 at full buildout. It spans three counties, and when complete, more than 70% of its nearly 23,000 acres will remain open space. That is over 25 square miles of preserved foothill land around the villages.

There is simply nothing quite like that in the Treasure Valley.

What Makes Avimor Different from Other Eagle Communities

The amenities are substantial, but what sets Avimor apart is how they are actually woven into everyday life.

In 2026, the original 150-year-old ranch barn is also being converted into an event venue called  Haw Station, which only adds to the sense that this place has roots and identity.

There are 100 miles of trails available right now, with connections into the Ridge to Rivers system. For hikers, bikers, and families who genuinely use the outdoors as part of daily life, that is huge. This is not the kind of place where the trailhead is a short drive away. The foothills are your backyard.

Inside Avimor, land was donated for Idaho Novus Classical Academy, a tuition-free public charter school affiliated with Hillsdale College. It opened in fall 2024 for grades K through 6 and is adding one grade per year, serving K through 8 in the 2026-2027 school year on its way to becoming a full K through 12 campus.
