The Community — Pocket Neighborhood, Acreage, and Real Country Living

When people ask me about living in Middleton, Idaho, I always start with context: Middleton is an increasingly popular suburb just outside Boise with a unique mix of country space and city convenience. The neighborhood we toured is a small pocket community — about 30 home sites — and every lot is at least an acre. That means you get room to breathe, room for a shop, and space for some animals without losing proximity to grocery stores, golf, and the airport.

  • Lot sizes: 1.0+ acre (the featured lot is 1.172 acres)
  • Number of lots/homes remaining in this community at the time of filming: 10 homes & 6 lots (16 opportunities)
  • Utilities and infrastructure: well, septic, natural gas (not propane), pressurized irrigation included with HOA
  • Typical commute/amenities: ~22 miles to the Boise airport, roughly 8 miles to a Costco, minutes to downtown Middleton or Star

Animals, Zoning, and What You Can Keep

One of the top reasons buyers are moving here is the ability to have animals. This community allows large animals under a ratio (roughly one large animal per 25,000 sq ft of lot), which on a one-acre lot typically translates to being able to keep two horses or a mix like a horse and donkey. There are a few restrictions (no pigs or roosters in this community), so be sure to check the CC&Rs before you sign if a specific animal is a must-have.

Builder Spotlight: Family-run, Community-oriented, Efficient

The builder behind these homes is a multi-generation family-run company with deep roots in the region. Their approach is extremely buyer-friendly: they let you customize floorplan wings, deepen RV bays, add kitchenettes, and more — often while the home is under construction. They were one of the first to build a solar-powered community in the greater Boise area, they put real thought into the building envelope, and they routinely go above and beyond in client communication and community involvement.

They also give back: active fundraising for women's sports at BSU, work with the Idaho Food Bank, and even an education center built in Kenya — the kind of quiet philanthropy that matters when you want to support builders who care for more than just profit.

Interior Walkthrough

When you’re living in Middleton, Idaho, the climate demands houses that are built right. This builder uses a staggered stud framing method that allows blown-in insulation to be continuous with minimal thermal bridging. They also use upgraded moisture barriers (not just the flapping plastic wrap you see on many jobsites) and conditioned crawlspaces. The house is dual-zone HVAC and solar-ready, which keeps operating costs low and fits the energy-conscious buyer.

Exterior & Landscape — Nursery-grown Trees, Pressurized Irrigation, and Porches

One detail that really stands out in this community is the landscaping program: the developer owns a nursery and plants more trees per lot than required. Buyers get to tour the nursery on a golf cart and pick the tree palette for their own property. Each home receives sod in the front, hydroseed in the back, and the pressurized irrigation system connected through the HOA to keep lawns and gardens lush without high city water bills.

Floorplan Features — Two Primaries, Private Entries, and an RV Bay

This plan shines because it’s flexible. It features two primary suites (perfect for multi-generational living, a long-stay guest suite, or a full-time caregiver), plus the option to add a kitchenette to a secondary wing. Both primaries are thoughtfully designed with ample closets, separate vanities, and private access to the outdoors. The secondary primary even has two private glass-door entries — great for a mother-in-law suite or rental/guest purpose.

The garage setup is outstanding: the main garage supports your cars, and the detached/deep RV bay is 35' deep and 14' tall by default — plenty of room for most motorhomes. If you need a 40' bay, the builder will extend it during construction — no drama.

Interior Finishings — Tiles, Bullnose, Tall Ceilings, and Built-ins

Every finish feels intentional. Tile work uses a bullnose edge in corners (instead of rough cut tile edges), custom cabinetry extends to the ceiling, and trim details create a polished look. Several rooms boast ceilings around 14' — you get that airy, grand feel without wasted space. The builder included smart details like windows above doors to allow light to travel, built-ins in the office and living areas, and cozier, purposeful primary bath proportions (large enough but not oversized and wasteful).

Kitchen view with Thermador hood and tile backsplash

Kitchen Highlights — Thermador Appliances, Two Ovens, and Functional Island

The kitchen is a showstopper: Thermador appliance package, a mix of gas and electric ovens (one gas, one electric), and plenty of cabinet storage that runs to the ceiling. The island reads like a large furniture piece, offering generous prep and storage while still leaving room for big Costco runs — which, believe me, is critical when you’re living in Middleton, Idaho and the nearest big-box is a short drive away.

Other small but smart features: a pocket door to hide mess, a big farmhouse sink (deep and durable), textured organic tile laid in an intentionally varied pattern, and textured basket-style pendant lighting over the island. Those little choices add up to a kitchen that feels both elevated and very livable.

Laundry, Mudroom, Office, and Pantry — Real-world Usability

The laundry room is large, with a built-in hanging bar over the counter so you can hang wet clothes straight from the washer. The mudroom/boot bench is the kind of practical feature Idaho buyers expect. The office is spacious, beautifully finished, and positioned so you can keep an eye on kids or the yard. The pantry is deep — the “how many Amazon packages can you hide here?” moment — and thoughtfully located for flow and convenience.

Primary Suite — Thoughtful Luxury Without Wasted Space

The primary suite is one of my favorite parts of the home. It’s well-proportioned: double vanities with generous mirror height, a tub with a handheld hose (excellent for rinsing animals or giving kids a quick bath), a shower with dual heads and a bench, and imported tile accents. The water closet is private and pretty. The entire suite feels curated, cozy, and practical — that’s a difficult balance many builders miss.

Upstairs Bonus and Kids’ Spaces — Oversized and Flexible

Upstairs you’ll find a big open area ideal for a media room, play zone, or second family room. There’s a pop-out window nook that’s perfect for a reading platform with built-in storage underneath — the kind of kid-friendly idea that turns a house into a home.

Practical Systems: Water Softener, Irrigation, and Cat 6 Wiring

Two practical systems I want to highlight because they save time and headaches: the house includes a water softener (huge for the Treasure Valley’s hard water — and it makes a difference for bakers and appliances) and every room comes pre-wired for Cat 6 cable to support fast Internet. The community irrigation system reduces outdoor water bills because it’s pressurized irrigation included with HOA — excellent for lawn and garden care without high utility bills.

Room-by-room Quick Recap

  1. Living spaces: tall ceilings (~14'), custom built-ins, fireplace with German smear brick
  2. Kitchen: Thermador appliances, two ovens (gas + electric), island, textured tiles
  3. Primary suites: two primaries available, private entries, well-designed baths
  4. Garage/RV: 35' RV bay standard, 14' ceilings; extensions available
  5. Office & lounge: large office with direct yard views and deep pantry storage
  6. Systems: Cat6 wiring, water softener, pressurized irrigation, conditioned crawlspace

Lifestyle and Location — What Living in Middleton, Idaho Actually Feels Like

Living in Middleton, Idaho offers a mix that’s rare: you get big skies, nearby farmland, and a tight-knit community with evening golf under some of the latest sunsets in the country (summer sunsets can be as late as 10:30–11:00 PM). You’re minutes from BLM land for hiking, hunting, and riding, close to downtown Middleton and Star, and still within a reasonable drive to Meridian shopping and Boise’s urban amenities. There’s a strong sense of community, tons of farmers markets, and family-oriented events that make holidays feel like a calendar of community gatherings.

Cost of Ownership — Taxes, HOA, Utilities, and Price in Middleton, Idaho

Cost is a huge consideration, so here are the numbers from filming (verify with your agent for current figures):

  • List price at time of filming: $1,275,000
  • Lot size: 1.172 acres
  • Home size: 3,624 sq ft — 4 beds, 4 baths
  • Property tax (without homeowner’s exemption): $7,931/year
  • Property tax (with homestead exemption): ~$7,061/year — Idaho’s homestead can reduce the taxable value substantially
  • HOA: covers irrigation and common entry berm; HOA dues are in the hundreds per year (exact figure varies)
  • Utilities: low compared to many parts of the country thanks to energy-efficient build and solar-readiness

Customization & Future Builds — Shops, ADUs, and Deep RV Bays

If you want a workshop, accessory dwelling unit (ADU), double RV bays, or a deeper-than-standard RV bay, this is the builder and community to consider. The seller/builder will construct shops, ADUs, and accessory buildings while your home is being built — often at a significantly lower marginal cost than doing it later with a different contractor. That level of flexibility is rare at this price point.

What to Expect When Relocating in Middleton, Idaho: School Choice, Medical, and Community Culture

Many families moving to the Treasure Valley (and specifically to Middleton) are drawn by school choice — public, charter, private, or homeschooling co-ops are common. There’s an emphasis on community freedom and local control over many lifestyle choices. Medical access is good for rural living (you’ll want to map specific providers for your needs), and the culture is civic-minded and community-oriented, with big holiday events and a hometown feel.

How to Tour and Next Steps if You’re Serious About Living in Middleton, Idaho

If this sounds like what you want, the first step is to contact local representation who actually lives and works in the area. Ask about remaining lots, customization timelines, and whether the builder can include your desired accessory buildings during initial construction. Small towns can sell fast, and this community had limited remaining inventory at the time of filming.

FAQs About Living in Middleton, Idaho

How much land do lots have in this community?

Every lot in the community is at least one acre; the showcased property is 1.172 acres.

Can I keep animals if I’m living in Middleton, Idaho?

Yes — the community allows large animals under specific ratios (roughly one large animal per 25,000 sq ft). Typical one-acre lots allow for up to two horses or equivalent. Pigs and roosters were restricted in this development, so confirm specifics for your lot.

Are shops and ADUs permitted?

Yes. Buyers can build shops, accessory dwelling units, and custom buildings. The builder will construct these during home build, which is usually more cost-effective than adding them later.

What utilities are provided and what should I expect for water costs?

These lots have wells and septic systems. The HOA provides pressurized irrigation for outdoor watering (included in HOA dues), which keeps individual water bills lower.

What does 'solar-ready' mean for this home?

Solar-ready means the home has been designed and prepped structurally and electrically to accept a solar array in the future with minimal retrofit. If you want to go solar immediately, ask the builder about outright solar installation options and financing.

How energy-efficient is this build?

The builder uses staggered stud framing for continuous insulation, upgraded moisture barriers, conditioned crawlspace, and dual-zone HVAC. These choices reduce thermal bridging and lower energy costs.

What are property taxes like when living in Middleton, Idaho?

At time of filming, the assessed property tax without the homestead exemption was approximately $7,931/year. With Idaho’s homestead exemption (reducing the taxable value by up to $125,000), the annual property tax estimate was about $7,061. Always verify current rates with the county assessor.

How near is this to Boise and other key places?

The community is roughly 22 miles to the Boise airport, about 8 miles from a local Costco, and minutes from downtown Middleton and Star. Meridian is the main regional hub for big-box shopping and certain services.

How long does construction take and can I customize?

Timelines vary by model and options selected. The builder is highly flexible, allowing many customizations during construction (deeper RV bays, extra wings, kitchenettes, shops). Speak with the builder and your agent early to lock in specifications and estimated timelines.

Final Thoughts — Who This is Perfect for

This property is for people who want to enjoy the best of living in Middleton, Idaho: acreage, privacy, well-built homes, and a builder that treats buyers like family. If you want help assessing whether this fits your move goals, or if you have a specific wish list (shop + ADU, certain animal combos, or a deeper RV bay), reach out to a local agent familiar with the builder and community. They can outline exact CC&Rs, HOA details, and up-to-date pricing and inventory. For anyone considering living in Middleton, Idaho, this development deserves a visit.
