Inside a Stunning New RV Garage Home in River Walk, Middleton Idaho
I'm standing on a raised foundation at the end of a cul-de-sac in Middleton, Idaho, looking at a pond where families paddleboard and kids play on their own private beaches. Behind me, the Boise River runs quiet. In front of me, a 5-foot-wide front door opens into a home that feels like ice cream, milky, creamy, soft in a way I can't quite explain but can absolutely feel. This is River Walk, a pocket community most people drive past on their way to Eagle or Star, and it's where Ken and I are building our second home because we love it that much.
Middleton sits between two worlds. One direction takes you into quaint downtown Middleton with parades, local restaurants, a hairstylist I trust, and farm country where everyone knows your name. The other direction puts Costco, hospitals, and the airport 30 minutes away. You get the quintessential small-town vibe without sacrificing access to everything a relocating buyer needs. And if you want a luxury home built by someone who shows up on the ladder every single day instead of going bass fishing, you're in the right place.
This home is a 4-bed, 4-bath, 2,834-square-foot property with a 50-foot RV bay that's finished to the same standard as the interior. The builder is Downey Construction, and Kevin, the owner, was literally working on this house the morning we filmed instead of going fishing. That tells you everything you need to know about how he treats his projects. We're filming this one early because it's a phantom home, meaning it will likely sell before it ever hits the market. If you want access to properties like this, you need to call us before the rest of the population even knows they exist.

River Walk: Waterfront Living Steps from the Boise River
River Walk is a pocket community alongside the Boise River in Middleton, Idaho. You can take your golf cart, walk, or bike to downtown Middleton. You're steps from the river and surrounded by other luxury homes built by respected builders. We know a lot of the families here because we've helped them relocate, so the first hour of every shoot in this community turns into a social club for Ken and me. The people here are good people, and the kids have fun.
This specific lot sits at the end of a cul-de-sac with a raised foundation. Kevin raised the entire foundation to handle drainage and to prevent RV scraping when you pull into that 50-foot bay. Everything drains away from the house, and you get clearance for a big rig without tearing up your driveway. From the backyard, you look down at the entire pond. You've got your own private beach down a set of steps where you can set up a fire pit, paddleboard station, or just some chairs. You can see osprey, eagles, baby ducks, turtles, and fish popping out of the water. Right now it's fire season, so the foothills are hazy, but on a clear day you'd see big blue skies and mountains all around.
The outdoor covered patio has built-in speakers and a big fan, which you absolutely need during fly season. A lot of luxury builders install fancy accordion sliding glass doors with no screens, and then all the flies come in. Downey includes screens to keep them out. You need big fans and screen doors if you're moving to the Treasure Valley, Idaho. The flies are the size of horses. We ride them in the rodeo here. I'm not joking, well, I'm half joking, but you get the point. Prepare for fly season.
This home is priced at $1,389,900. Annual property taxes if it's your primary residence are $7,210. The home is still under construction, which is why we're filming it now. It's a phantom home, highly desirable in a highly desirable location at a highly desirable price point. It will likely sell day one on the market or before it ever hits the market. If you want a shot at a property like this, you need to reach out to us before the general population has access.
River Walk gives you the option to curate your experience. You can turn the lot into a big garden or yard with plenty of room to spread out and play, or you can make it a lock-and-leave situation where you park your RV in the winter and take off for Arizona. You're also super close to BLM land, so if you hunt, fish, mountain bike, or just want to get out and enjoy creation, you can do all that from right here. And if you like this home but want acreage and a white picket fence, a lot of these exact same layouts and designs are available just a couple miles from here on acreage property. We can help you build anywhere in the Treasure Valley, Idaho. If you like the home but not the location, or you like the location but need a totally different type of home, it's like Burger King here. You can have it your way.
Why Downey Construction Homes Feel Different
I keep saying this house feels milky, and I know that sounds weird, but I don't have better words for it. Every time we walk into a Downey Construction home, it feels soft, creamy, dreamy. We were trying to figure out why. Is it the quality of the paint? Is it how perfectly everything is positioned? We see no mistakes. Nothing is off-center or off-putting anywhere. Kevin said we were just being sweet, but we're not. This house makes me want ice cream because it's so fresh and milky.
The front door is 5 feet wide. I'm 5 feet tall, and I could drive an ATV through this door if I needed to. Not that you're ever going to need to drive an ATV through your front door, but if you did, you could. The door also has a motorized lock that closes with the push of a button, and there's a little peephole for safety. This is a very sturdy, heavy door.
Downey wires everything. You walk in your home, you hit welcome, and everything is ready to go. You can hit entertain and boom, the TV goes on, the lights dim down, the shades come down. You can set it to your worship music in the morning so you're in worship right when you walk in. You can customize which lights, how bright, how soft, which shades are up or down. It's all pre-wired and ready to go. The outdoor speakers are already installed. You control it all from one panel or from your phone.
The kitchen has a white faucet, which I've never seen before. When they talk about hardware and lighting being the jewelry of the home, you just have to look through how sophisticated but also friendly all of the jewelry is. The island is round. The countertops are round over here. It's lit up underneath. There's under-cabinet lighting, and every single drawer opens and closes beautifully. You are not going to see anything off-centered or the wrong proportion to anything else. All of the colors blend together seamlessly.
We've got a double oven Thermador package. At this price point, it is very common for a builder to put in one oven. Downey puts in two, and look how big this is. This is a beast of a Thermador. They also put in nice hearty handles on the big refrigerator. It is all too often that we see rinky-dink hardware and I'm like, how are we gonna pull this thing open? We're just not, and we won't even do it while we're making a video. The refrigerator has a frame that matches the cabinets. Even the vents in the ceiling and the floor are inset. Everything is set in. There's not a lot of words for it. It's just crazy.
The living room fireplace is literally something to behold. I love all of the materials. I believe Kevin includes these Frame TVs with his homes, but we need to double-check and follow up on that. The office has recessed lighting, and then they added these beautiful lights just for a little extra splash of special. I've never said that in any house before. A splash of special. The white chandelier ties in beautifully with the white faucet. I'm hoping we see more and more white light fixtures and hardware. It's pretty interesting, and it adds to all the creaminess we got going on.
Kevin with Downey Construction likes to talk about how blessed he feels to be working with the best designers in the industry. I agree, they absolutely are. The interior design feature in the primary bedroom takes the accent wall all the way up the ceiling and then all the way down the back wall. I have never seen anyone else do that. It is such a cool feature. And Kevin was out there on the ladder this morning. He could literally never even show up at one of his properties and everything would probably go great, but instead we've got the actual builder owner himself working physically on his properties each and every single day. That is just one of the unique and amazing things we absolutely love about him.
Smart Design Details Throughout
Every bedroom is pre-wired and ready to go for your television. The hallways are wide, Ken always says you need wide hallways so you can move your furniture throughout the house without banging up and dinging and donging up your walls. And what if you're 90 and you need your wheelchair or walker? Boom, you got it. The hallways have sconces that you can turn up or turn down. You can say good night and everything dims.
The bedrooms are generously large with multiple windows for natural light. One bedroom has its own bathroom with a floating custom vanity, a cute light above the mirror, and a tile job on the shower that is insane. Every single one of those tiles was laid so perfectly. Another bedroom has an additional window for even more natural light. The bathroom has a vanity that's soft and creamy, the same as in the kitchen. There's a built-in closet, pocket doors, another shower with an excellent tile job, and a nice deep bathtub. This toilet is easy to clean because the crevices are minimal.
The primary bathroom carries the round details into the vanity and the mirror. They added another one of those sweet little lights that just softly elevates the space. It's literally like ice cream and whipped cream in this house. It feels so soft, so cozy, so organic. Maybe somebody watching has figured it out and can tell us in the comments below. What is it that feels so incredible in here? We've got a standing tub with a picture window above it that is tinted so you're not in a voyeur tub situation. They even put towel hooks right here by the tub. They think of everything. The shower is the absolute perfect size because it's big enough to get it all done, washing the kids, the dogs, whatever it is, but it's going to be nice and warm in here so you don't have to shave your legs with goosebumps. You can even open those windows to air out your bathroom.
The laundry room is nice and tall for your washer and dryer. You pull it out of your dryer, plop it down here, and you can fold over here or over here. They put the bar above the sink so when your clothes are wet they can drip right down into the sink. We've got a pocket door to help save all of the space and room in here. The boot bench is round to round and round. They got the round going on in the kitchen on the island over there. The mudroom has storage in a pretty space, which I love because when I'm hiding around the corner eating my chocolate in silence away from the rest of my family so I don't have to share, Mama don't share chocolate, it's done in a beautiful place. Peaceful chocolate eating.
The 50-Foot RV Garage That Matches the Interior
What is behind the garage door is so good. It's not just the size, it is something else. The drywall, the paint, the attention to detail, the quality of construction inside this garage is no different than inside the home, which is absolutely bonkers. There is no difference from the outside to the inside with the quality of material, the attention to all the detail. Look at even these doors. They're the exact same doors. Everything. It is so good.
The garage is 50 feet long. We measured it. It's totally waterproof. You've got your hose bib here, you got your big kahuna here. We've got double EV chargers. And then we've got the big high tall door here, and then we've got another one accessing the backyard there, and another door over there. They don't skip it. They add all of it. This door matches the front door. Everything. We haven't even turned on the lights in here and it's so bright in here because of all these windows. It's so warm in here because it's so finished off. The floor is epoxy. You can hose it down. You can pull in your RV, wash it, and everything drains properly.
The driveway dips down further than the rest of the property so you don't scrape your RV as you come in, and you don't scrape up your driveway. That's because this location is the end of the cul-de-sac, and Kevin raised up the foundation of the entire home. Number one, drainage, everything will drain away from the house. But he also did this so when you bring in your RV here, you're not going to scrape. You get clearance for a big rig without tearing up your driveway or your RV. That is smart design.
Boom, you're in your beautiful backyard. They've got it paved right here. We've got an old wooden barn over this way. You got your pond down here. I love that we're on the end of the cul-de-sac so you can look down and see the entire pond. You've got access outside from your primary bedroom. The outdoor covered patio has built-in speakers and a fan, and screened doors to keep the flies out. You can set up your grill out here. You can have a fire pit down by the water. You can paddleboard on the pond. You've got your own beach down there.
Middleton's Two Sides: Farm Country Meets Full Amenities
Middleton sits in a unique spot. One way is cute, quaint downtown Middleton, farm country, everyone knows each other's names, the best community events. Parades, parks, you name it, that way. You go the other way and all of a sudden you're entering into Costco world, grocery store world, hospitals, 30 minutes to the airport, you name it, it's all right there. You have access either way to everything you could ever want.
Downtown Middleton is this cute quintessential community. It's got your local restaurants and tiny shops, your local hairstylist where I go to get my hair done. Ken's bald, so I'm guessing he probably doesn't come here. He shaves his head bald, but he comes here for food. He has not just saved one, he saved two lives at restaurants literally right here in Middleton. True story, you guys. Ken is a superhero, legit.
You can take your golf cart or walk or bike to downtown Middleton. It's walking and biking distance. You can golf cart to town. You're steps from the Boise River. You're also super close to BLM land, so if you're a hunter, a fisher, a mountain biker, or you just like to get out and enjoy all of God's creation, you can do all that from right here too. Right here in this community in particular, the reason we love it so much is because you have access either way to everything you could ever want.
This is Ken and my second home right here in this community, and it's getting close to being done being built. I think we are going to both cry when it is done because we absolutely love it here.
If you like the home but not the location, or you like the location but you need a totally different type of home, it's like Burger King here. You can literally have whatever you want.
