Avimor Community: New Home in the Boise Foothills with VIEWS
I recently toured a 2,119-square-foot home in Avimor, sitting on 0.37 acres with no backyard neighbors, and one detail that really caught my attention was the property taxes. On a $1,107,000 home, the annual property taxes are just $3,636.
But the numbers aren't even the best part of this property. Step out onto the back patio, and you'll find wild sunflowers swaying in the breeze, open foothills, and views of Idaho's largest elk herd grazing nearby. It's the kind of setting that makes you feel miles away from the city while still being within reach of everything the Boise area has to offer.
If you've been looking for a home near Boise that offers more space, privacy, and a mountain-like setting, Avimor is definitely a community worth exploring.
Avimor is not just another foothills community. It is 23,000 acres with over 70% left as permanent open green space, which means your view stays your view. The trailhead is literally in your backyard. You can walk out your door and onto over 100 miles of trails for biking, hiking, and ATVs without loading up the car. The community center is 12,000 square feet with indoor and outdoor pools, pickleball, tennis, basketball, and baseball. There is a brewery, an old barn called Howell Station that hosts concerts and food trucks, and a boutique hotel coming soon for weddings and events. This is the kind of place where you can off-road in the morning, take a quilting class in the afternoon, and still make it to a concert by sunset.
If you are relocating to Boise and want to enjoy foothills living without giving up community, convenience, or easy access to everyday essentials, Avimor is worth a closer look. Let's take a look at what makes this community such a unique place to call home.

Avimor: Luxury Foothills Living with No Backyard Neighbors
Avimor sits in the Boise foothills, and when I say foothills, I mean you are submerged in them. This is not a neighborhood that looks at the foothills from a distance. You are in them. The featured home backs up to open green space, which means no backyard neighbors. Most lots in Avimor are designed this way. You decide if you want to hang out with your neighbors today or not. The choice is yours.
The community spans 23,000 acres, and over 70% of that land is staying as open green space. That is a massive commitment. You are not going to wake up in five years and find out they built a subdivision behind you. The largest elk herd in Idaho lives here. We have cows grazing part of the year, sheep, deer, baby deer, osprey, and eagles. Bambi lives here. I am not exaggerating. The wildlife is everywhere, and it is phenomenal.
Avimor has over 100 miles of trails for biking, hiking, and ATVs. There is even an ADA-compliant trail for people who use wheelchairs or assisted devices to take a hike. National ADA trail competitions are held here every single year. The story behind that trail is so emotional I started crying when we covered it in our full Avimor video. It is incredible.
The community center is 12,000 square feet with an indoor pool, outdoor pool, pickleball, baseball, basketball, and tennis. There is Howell Station, which is the old barn where they host concerts, food trucks, and all sorts of events. They are putting a boutique hotel on site, so imagine your family member getting married here with the foothills as the backdrop and a boutique hotel right there for guests. There is a brewery for gathering. There are quilting clubs, off-roading classes, and golf cart access to get around the community.
This is a Firewise community, which is a huge undertaking. I know some of you are seeing the foothills and the grass and thinking about fire risk. Avimor has taken major steps to earn that Firewise designation, and we will get into that in our full community video. The point is, they are serious about safety and planning.
If you are the kind of person who loves being with people, who loves being in community, Avimor has so many events and clubs and crew. We have helped people relocate into two homes on the same street as this featured property, and the developer told us those families are their two favorite families in the entire community. Because all the people who relocate here have similar values. They are good people. They want to live in a safe neighborhood with other good, great people. That is what you get here.
The Featured Home: 3-Bed, 3-Bath, 2,119 Square Feet on One Level
This home is a 3-bedroom, 3-bathroom, 2,119-square-foot house on one level sitting on 0.37 acres. It is priced at $1,107,000. The lot is fully landscaped with wild sunflowers and little purple flowers sprinkled all over the yard. You have trailhead access right from your backyard. You can walk out and be on the trails in seconds.
Kitchen and Pantry
The kitchen is the first thing you see when you walk in, and it is gorgeous. We have a huge oversized island with storage underneath, beautiful lighting, custom wood cabinetry with soft close, great hardware, and a fully wrapped hood. The appliance package is awesome, and there are big drawers. We like big drawers because you can fit all your pots and pans in them and your pie. If you hide pie, I have a special place around the corner where you can go and take the extra slice and eat it in privacy. Or maybe some of your favorite chocolate without anyone knowing.
The refrigerator is fully paneled so it looks like a beautiful piece of cabinetry, and they put big handles on it. I am giving them 900 points for that. The amount of refrigerators I do not even open for you guys because the hardware is this big and it would take every ounce of my body to pull it open. When you work for yourself, you do not have workers' comp, so I am not trying to throw my back out on the job.
The pantry is insane. You have a prep station so you can have all your messy stuff going on right here. More storage for all your china and all your holiday decor. And then boom, look at this. The built-ins in here are amazing. So much counter space, an electrical outlet, and then we come over this way. There is a bathroom right off the pantry with toe kick lights. Imagine you are stumbling around at night and you do not want to flip all the lights on. You can just toe kick, go to the bathroom. We have this beautiful feature faucet and sink and then the cool brick look. This is Idaho vibes for real.
Living and Dining Areas
The open living space has a beautiful white stone brick fireplace all the way up. They did a good job with this mantel. It is nice and deep so you can hang up all your Christmas garland and all your decor right here. We have custom built-ins with plenty of storage and your outlets. The dining area is massive. You can totally fit another long folding table here or here, and you can get all your friends and family in for Thanksgiving, for Christmas, for New Year's, for Bible study, for men's group. Whatever you have going on, you can host in this house.
The office has glass front double doors. The flow of this house is really well thought out. You come in the front door, you see the kitchen, you see the living room, you see the dining area, and everything opens up to those foothills views.
Bedrooms and Bathrooms
The first guest room has soft fluffy stain-resistant carpet, a nice built-in closet, your lighting, and the view from this room is literally the trailhead. The second guest room has another great view. You can watch the party from this room or watch the trailhead from the bathroom right here. The bathroom has this really organic stone and tile all the way up to the ceiling. The Schluter is also that same texture as that organic stone. There is a nice deep bathtub and dual vanities with cool lighting.
Primary Suite
The primary suite is my favorite part of this house. You come in here and you have nice high tray ceilings, a big ceiling fan, recessed lighting, and then look at this. Your view. You can lay in bed and drink your cup of coffee and watch the animals graze. You have a little landing space with more windows and access to your backyard. The primary bathroom has toe kick lights, custom cabinets, and not just framed out mirrors but backlit framed out mirrors. Pretty lighting and all the drawers, all the storage. The tile is organic and beautiful.
The shower is all the way up with really pretty hardware and a nice window up there to let in the light. Two hooks for your robes or towels. You have a nice deep soaker tub and a beautiful window with even more views. The primary closet has really pretty built-ins similar to the ones in the pantry, just the color is a little different. You have plenty of room for drawers and hanging and shelves. The carpet is soft.
Garage and Laundry
The oversized 3-car garage has one bay that is taller. If you have a really tall truck or a maintenance truck or even a boat, you could do a small boat in here. Or if you live here, you might want an ATV because they have off-roading classes, or you might want a golf cart to go down to Howell Station. You have access to your backyard from the garage, and the view is crazy.
The laundry room has beautiful custom cabinets. They put the hanging bar not above the washer and dryer like so many builders do. They put it over here and it is long. You can hang up your clothes. The backsplash has the green gray, it is so pretty. A nice sink. You have your boot bench right when you come in from the garage. Get your boots off, hang up your coat.
The Five Seasons and Fly Season
We have five seasons in the Treasure Valley, Idaho, which is the fly season. In the spring and the fall, there are flies this big in the Treasure Valley. You are going to want screens and fans. This home has double fans on the back patio and a screen door. You can open your windows, open your doors, let all the natural air and light in, flip on the fans, turn off your heat, turn off your AC, and enjoy the weather. But you need that screen and those fans to keep the flies out of your life. We have more tips and tricks we will give you when you relocate here about how to handle fly season.
Property Taxes and Relocation Realities
The property taxes on this home annually are $3,636. That is my favorite thing about this house now, which is crazy because this is a great house. For a $1,107,000 home in the Boise foothills with no backyard neighbors and access to all of this, $3,636 a year is absolutely insane. That is the kind of number that makes relocating to Idaho make sense.

Avimor feels like you are standing in a miracle when you are here. I do not know another way to describe it other than the Bible says you will know him by his creation. That is literally Avimor. Creation is everywhere. We were driving up the street and there were rays of light breaking through the clouds and shining down on the foothills. God has his hand on this community.
We have made a very comprehensive, current, and updated video about the community, so I just gave you a brief overview. We could make a 4-hour video just about Avimor. It is incredible. Conclusion: Why Avimor Stands Out
Avimor is not just another Boise foothills community. It is 23,000 acres of intentional planning, permanent open space, and a lifestyle that balances solitude with connection. You can wake up and watch elk graze from your primary bedroom, take your coffee onto the back patio with no neighbors behind you, and still walk down to Howell Station for a concert or a food truck night. You can off-road in the morning, take a quilting class in the afternoon, and make it to a brewery gathering by sunset. The trails are right there. The community center is right there. The people are good people with similar values.
This featured home at $1,107,000 with $3,636 annual property taxes is a strong example of what you can get in Avimor. Three bedrooms, three bathrooms, 2,119 square feet on one level, fully landscaped, oversized 3-car garage with a taller bay for trucks or ATVs, and views that do not quit.
