Inside a Gorgeous New Home in Middleton Idaho with RV Garage on a Pond (Near Boise)
The smoke from fire season hangs thick over the valley today, but even through the haze you can see what makes this pocket of Middleton so desirable. I'm standing on a 53.5-foot covered patio that overlooks a private pond where baby ducks paddle past turtles and frogs. Behind the tree line, maybe 100 steps from this back door, the Boise River runs quiet and accessible. This is the kind of property people dream about when they picture relocating to Idaho: waterfront, low maintenance, an RV bay deep enough to park a tour bus, and a neighborhood where retired law enforcement officers fly American flags and everyone knows your name.
Middleton sits between the charm of small-town downtown and the convenience of big-box retail. You can grab your morning coffee, walk down to the river, and still make it to Costco or Target in minutes. The home we're touring today is a 4-bed, 2.5-bath, 2,710-square-foot new build listed at $1,279,900. It has dual ovens, a walk-in pantry with six outlets, vaulted ceilings in the secondary bedrooms, and a 48.5-foot RV bay with a roll-up door that opens onto acreage. Annual taxes run $6,583 for a primary residence, slightly higher if you use it as a snowbird lock-and-leave.

Middleton: Country Peace with Quick Access to Everything
Middleton is one of those places that feels like a secret even though it's not hidden. The pocket we're standing in today lies perfectly between downtown Middleton (cute, country, walkable) and the larger suburbs where you'll find hospitals, restaurants, and all the shopping you need. You get the peaceful small-community vibe without sacrificing convenience. Minutes to Costco. Minutes to Target. Minutes to the hospital. Minutes to downtown Middleton's local businesses and charm.
Most homes in this community back to ponds instead of neighbors. That means privacy, wildlife, and water views from your back patio. The Boise River runs just beyond the tree line, accessible on foot from nearly every lot. You can take your coffee down there in the morning or launch a paddleboard in the afternoon. We're also minutes from BLM land, so if you hunt, fish, mountain bike, or ride horses, you have immediate access to trails and open space.
The community itself is small and tight-knit. When Ken and I come out here to film, we spend the first hour socializing. There's a strong sense of pride of ownership. American flags. Retired law enforcement. People who take care of their properties and look out for each other. Pickleball courts are coming. Retail pads are under development for fine dining and local businesses. The neighborhood already hosts a 4th of July golf cart parade, and with an RV bay like the one in this house, you could fit about 18 golf carts in there if you wanted to win the parade.
This is a golf-cart-friendly community. It's also a lock-and-leave community. The yards are low maintenance, the HOA handles common areas, and you can head south for the winter without worrying about upkeep. If you're looking for that quintessential Idaho lifestyle (mountain and farmland views, river access, wildlife, space) but you still want to be close to everything, this is it.
One thing to know: fire season can obscure the views temporarily. Today the sky is thick with smoke, so you can't see the mountains or farmland as clearly as you normally would. But when the air clears, the views stretch for days. And even with the smoke, you can see the river, the ponds, the osprey overhead, and the baby ducks paddling around.
Inside the Home: Storage, Style, and a 48.5-Foot RV Bay
We're calling this the storage house. The closet house. Every room has more storage than you expect, and the builder paid attention to details that other builders skip even at higher price points.
The kitchen layout is one of my favorites. The island has no sink, so you get full seating on one side without anyone's knees bumping into plumbing. Storage underneath. Plenty of counter space. The sink sits in its own zone with a picture window overlooking the pond and the back patio. You can watch your friends and family out there while you're doing dishes, or you can watch the ducks.
We have dual ovens. Upper and lower. I'm going to say this a million times: we see homes at this price point all the time that only have one oven, and I think it's a sin. If you're spending over a million dollars, you should have two ovens. Maybe even three. This kitchen also has a custom cabinet setup with a hidden outlet shelf where you can stash your coffee bar or keep your countertops clutter-free. The refrigerator has an industrial vibe, and yes, it came stocked with Diet Coke from Wild Willy's up in Emmett.
The great room has a 15.5-foot vaulted ceiling with a centerpiece fireplace and built-ins that are lifted off the ground and lit from underneath. The chandelier above the dining table has a dimmer that lets you drop the light like it's hot for a candlelight dinner. The matte-frame TV above the fireplace looks like a piece of art when it's not in use.
The walk-in pantry is massive. Six outlets. Tons of shelving. Tons of counter space. Enough room to hide in one of the shelves if you're playing hide-and-seek or eating chocolate in silence without sharing. There's a portal-style pass-through from the pantry back to the kitchen, which makes unloading groceries or prepping for a party so much easier.
The primary bedroom has a unique designer detail on the ceiling (a cool textured accent), a big ceiling fan, recessed lighting, and two walk-in closets with built-in shelving and a huge window for natural light. The primary bathroom has a standing tub, a shower with a door (not a wide-open walk-in that loses all the heat), black Schluter finishing on the tile, and a honed countertop that stays warm to the touch. Fully framed mirrors. Great lighting. Even the little sliver of tile above the tub has Schluter. That's attention to detail.
The secondary bedrooms have vaulted ceilings, big windows overlooking the pond and river, and closets everywhere. One bedroom has two closets. The hallway bathroom has dual vanities with the same materials as the primary (black tile, wood accents, honed countertop), and the shower looks gorgeous. Everything is carried through beautifully.
Upstairs, there's even more storage. A huge loft area. A closet for Christmas decorations or seasonal gear. And then the RV bay.
The RV bay is 15.4 feet wide and 48.78 feet deep. That's deep enough for a big rig, a boat, ATVs, or 18,500 golf carts if you're trying to win that parade. Lots of natural light. A roll-up door that opens onto your property. From the RV bay, you can see the pond, the acreage, the baby ducks. It's one of my favorite features in any home, and if you're relocating here and you need a big RV bay, you need to give us a call because we specialize in finding these.
Why Homes Like This Sell Before Listing
This home is not technically ready for market yet. The chandelier doesn't have bulbs. Some of the finishes are still being dialed in. But we needed to get in here and film it now because homes like this sell before they ever hit the MLS.
We call them phantom homes. They're desirable in every way. RV bay. Waterfront. Low maintenance. Safe neighborhood. Convenient location. Quick access to BLM land, the Boise River, shopping, dining, and hospitals. These are the features on pretty much everyone's wish list, and when a home checks all those boxes in a community this tight-knit, it moves fast.
We keep a spreadsheet of our clients' wants and needs, and the second we know something is coming up, we reach out. That's how you get first access. If you're thinking about relocating to the Boise area and you want to see homes before they go public, you need to be on the phantom list. Scan the QR code in the video or reach out to us directly. We're the number one relocation team in the Treasure Valley, and we've helped many families move into this exact community.

What makes Middleton a good place to live?
Middleton sits between small-town charm and big-suburb convenience. You get peace, privacy, and a tight-knit community, but you're still minutes from Costco, Target, hospitals, and restaurants. Most homes back to ponds instead of neighbors, and the Boise River is accessible on foot. You're also minutes from BLM land for hunting, fishing, mountain biking, and horseback riding.
What is a phantom home?
A phantom home is a property that checks every box on a buyer's wish list and sells before it ever hits the public market. Homes like this one (RV bay, waterfront, low maintenance, desirable community) move fast. If you want first access, you need to be on our list.
Does this home have dual ovens?
Yes. This home has upper and lower ovens, which is something we always look for at this price point. We see too many homes over a million dollars with only one oven, and we think that's a mistake.
Can I use this home as a vacation or snowbird property?
Yes. The low-maintenance yard and lock-and-leave setup make it ideal for snowbirds. Your taxes would go up slightly if it's not your primary residence, but the community is designed for people who want to come and go without worrying about upkeep.
