Is Meridian Idaho the Best Boise Suburb to Live in?
When I moved to Idaho, I started in downtown Boise, biking everywhere, walking to coffee shops, loving the urban energy. Then I thought I wanted the country life and moved to Star. I loved the people, but I hated being twenty minutes from Costco. I hated being away from everything. So I moved to Meridian, and I realized I could be at Costco in five minutes, at the Boise River in five minutes, and in the foothills in ten. I could have the country and the convenience, all in one place.
Meridian sits in the center of the Treasure Valley, between Boise and the surrounding suburbs. It is not the historic downtown with brick storefronts and coffee roasters. It is not the rural acreage twenty minutes from a grocery store. Meridian is master-planned communities with clubhouses and pickleball courts, new homes with mountain views, and the only walkable neighborhood in the Treasure Valley outside downtown Boise. If you want fast access to amenities, the airport, the freeway, and outdoor recreation, and you want to pay almost half what you would pay across the street in Eagle, Meridian is your sweet spot.
In this blog, we are sharing with you three communities: two with homes on the rim overlooking the Boise River and foothills, and one where you can walk to the library, restaurants, urgent care, and grocery stores without ever starting your car. I will tell you what homes cost, what the HOAs cover, what the crime rate looks like, and what it feels like to live here.

Living in Meridian, Idaho: Location and Cost of Living
Meridian sits in the middle of the Treasure Valley. If you want to be able to go shopping, take your kids to school, get to the airport quickly, or have great access to the freeway, Meridian is your sweet spot. It is about ten miles from downtown Boise, roughly a fifteen- to twenty-five-minute drive depending on traffic. It is twenty minutes or less to most destinations in the Treasure Valley, including Caldwell and Nampa to the west.
The median home price in Meridian is $550,000 . The median home price in Eagle, just across Chinden Boulevard, is $986,000 . You can get the exact same floor plan from the exact same builder for $100,000 to $200,000 less in Meridian versus Eagle across the street. That price drops as you move further south in Meridian, and it rises as you move further out in Eagle. Just changing the zip code alone drops the price significantly.
One thing about Meridian that saves you money beyond the lower purchase price: most of Meridian has irrigation water , which means your HOA dues include being able to water your lawn all summer long. You are not paying separately to keep your grass green or your garden alive. That is a big deal when you are coming from a place where water is expensive or restricted.
Meridian is huge. Where you land in Meridian affects your access and your price. Today we are focused on Northwest Meridian, near Chinden and 10 Mile, minutes from Costco, The Village shopping center, Roaring Springs water park, and Topgolf. This part of Meridian sits along Star and along Eagle, depending on which side of the road and which community you are in. You have fast access to amenities, fast access to the outdoors, and a central location that puts you in the middle of everything.
Who Is Moving to Meridian and Why
People are relocating to Meridian because they want to live somewhere safe, somewhere free, and somewhere affordable. But specifically, they are choosing Meridian because they want to live in the middle of amenities. They want to be able to get anywhere and everywhere within minutes. They want modern homes, community events, and easy access to Boise jobs, the airport, and outdoor recreation.
Meridian has homes with acreage and farmland. It has golf course communities. It has master-planned communities with pools, clubhouses, and pocket parks. It has homes on the rim with views of the Boise River and the foothills. And now it has the only walkable community in the Treasure Valley outside downtown Boise, where you can walk to the library, restaurants, urgent care, and grocery stores without ever needing a car except to get to the airport or the hospital.
If you are looking for fast access to amenities or fast access to the outdoors, Meridian is exceptional. If you are looking for mature trees, historic homes, or a walkable urban core with brick storefronts, you may want to compare downtown Boise or the North End. But if you want new construction, community programming, and a central location, Meridian is hard to beat.
Crime and Safety
Crime in Meridian is 50 to 65 percent lower than the national average . I live across the street from one of the communities we are touring today, and we tend to leave our doors unlocked and our garage door open when I am filming around here. We leave our equipment everywhere, and I am not worried about it. It is one of the safest places in the country to live, and I can say that about most of Meridian.
I think there are two big factors that make Meridian so safe. One, a lot of people here have a lot of faith. We have a lot of God-fearing people, and typically God-fearing people commit a lot less crime. The other reason is that guns are common here in Idaho. A lot of people have them, whether concealed carry, open carry, or locked up in their car or house. So many people own a gun here.
On a side note about safety: never assume just because someone owns a gun that they know what to do with it. If you have small children with you and you are visiting friends or family, make sure the home you are going into has the gun locked up and away, and have those conversations with your kids. Also, we have a lot of communities that have bodies of water in them, and a lot of homes right off the river. A lot of people choose not to put up fencing, or there are some communities where no fencing is allowed. If you are coming to visit with small kids, ask about open water and fencing. Those are good questions to ask.
Recreation and Community Events
Everything and anything you could ever want to do is here. We have great skiing, great mountain biking, great hiking, great fishing, fly fishing, boating, and kayaking. You can drive five minutes down the street to the Boise River from where I am standing and from any of the communities we are showing you today. As far as the recreation that God created, it is all right here.
Man-made recreation is awesome too. The biggest water park in the Pacific Northwest, maybe in the country, I have to double-check myself, but I think it is the Pacific Northwest for sure, is here in Meridian. Roaring Springs is the largest water park in the Pacific Northwest. Get yourself a season pass. Go take your kids or your grandkids there for a couple hours, or take yourself there. They have movie night there. You can sit in the wave pool and watch a movie. It is so good.
We have Topgolf here. We have community events for days, every day of the week. You can pack your calendar with community events if you want to. We had Fourth of July celebrations here in Idaho for like two weeks. Two weeks long, Fourth of July celebrations. There are farmers markets multiple days of the week because we are surrounded by farm country.
We are down the street from The Village . The Village is this huge open-air shopping center that has all of our stores. People even from Boise will drive to The Village to go shopping. Within The Village, they always have events. There is a guy, Corbin Maxey, who comes with his animals. He has huge snakes and big birds and huge turtles and sloths. They have concerts. They have a stage in there, everything.
The best thing I can explain about the valley and Meridian is that basically anything you want to do, you could probably get to within twenty minutes. If you are in Meridian, you can still do all the fun things in Boise. That is less than twenty minutes away. You can do all the fun things in Caldwell and Nampa. That is about twenty minutes away. You are just at the hub here in Meridian where you can reach everything.
Master-Planned Communities in Meridian, Idaho
The first community we're touring really captures what Meridian is all about: thoughtfully designed master-planned neighborhoods with amenities, a variety of home styles, and options for different budgets and lifestyles. You'll find everything from more affordable starter homes to luxury properties perched along the rim with beautiful views of the surrounding landscape. And this community is a great example of that variety, right here in Meridian.
One of the features I really appreciate in this neighborhood is the clubhouse. When you move to Idaho, you often find yourself making new friends, hosting get-togethers, and building a whole new social circle. Before long, your own home might not have enough room for everyone you'd like to invite over.
That's where having a clubhouse comes in handy. Residents have a dedicated space they can rent for larger gatherings, whether it's a birthday party, Bible study, work conference, or just a get-together with friends and neighbors. It's a practical amenity that gives everyone more room to connect without having to host every event at home. I think adding a clubhouse was a really smart decision for this community.
We also have a community pool , covered deck space, pocket parks all throughout the community, and pickleball courts . This community in particular is leaving ten acres plus of green space . Right now we are dealing with wildfire season here in Idaho, one season, multiple fires unfortunately, and they all started like a day or two ago out of nowhere. It is so sad. So you cannot capture quite how insane the views are over here, but you will see that there is a whole line of trees. You just see lush vegetation. That is the Boise River right there, and then beyond that are our foothills .
We have parks and trails and everything in between. We have the most epic mountain biking. The homes that are going to be along here are ultimate luxury. They are so beautiful and the views are so insane. This rim goes on for quite a while into another community.
Homes in this community start at $649,900 and go all the way up to $2.5 million currently. The HOAs cover quite a bit. We love our HOAs here in the Treasure Valley. Think of it as your private party planner. They are the people who are putting together the golf cart parade. You are decorating your golf cart at Fourth of July with the red, white, and blue, and you are getting out with your neighbors and the kids. You are doing community barbecues, chili cook-offs. You are doing pickleball competitions, tennis competitions, you name it.
When you relocate to Meridian into a master-planned community like this, it is because you want the HOA, you want to build community, you want a great place to retire, to do life, to raise your family. This is perfect for that.
There are multiple builders in this community, which is one of the big pros of this master-planned community, because that means the aesthetic from street to street and house to house is all mixed up, and you are not going to get every single house looking the same. I think that is a big plus.
Sidewalks are something we need to chat about because not every community here in the Treasure Valley has sidewalks. For me, I am a sidewalk kind of gal. It is a requirement in my community, but not everyone needs or wants that. It is something we have to look out for.
The next community we visited is just a hop, skip, and a jump from the first one, but the setting feels completely different. We're now up on the rim, where you get incredible views of the surrounding landscape. Much of this area is already built out, and I've had the opportunity to film and sell several homes along the rim. It's easy to see why buyers are drawn to this location. The views are simply beautiful.
One of my favorite spots in this community is the little viewing area with a charming bench where you can sit, relax, and take in the scenery. From here, you can see the river, surrounding farmland, and miles of open space. The foothills are usually part of the landscape, although smoke from nearby fires is making them harder to see today. On a clear day, you'll also get those beautiful foothill views, wide-open skies, and big, fluffy clouds that make this part of Idaho so special. It's the perfect little spot to slow down, enjoy the fresh air, and appreciate the scenery.
This community again is a plethora of builders, so everything looks incredibly different. The homes along the rim here are in the upper ones, twos, and beyond . Within the rest of the community, we have a pool. Homes start in the $800,000s , some for even less. We have filmed many of the homes here in this community, and a lot of those floor plans are available here in the community we were just in and in the community we are about to go to. We have helped many, many families relocate specifically with these builders in these communities.
What is really cool about this community is that a lot of people are like, hey, but back over there you are going to lose the views. You are not going to, because it is right down by the river. A lot of what you are looking at is BLM land , which is government-owned land. In addition to that, down there outside of where you do not see any building going on, it is so wet nothing is ever going to be built down there. So you are going to have views of farms and ponds and rivers and trees. Everything is going to be so lush and so pretty just forever and ever.
We are in our third and final community, and there is a lot of moving and shaking and construction going on over here. Let me do my best to paint a picture of what it is that we see all around us.
We are on a row of what I call lock-and-leave homes . All of these homes have a backyard situated and designed in such a way that if you want to take off and leave in the winter, you can lock your house up and go, and it is going to be totally maintained for you. But the community has plenty of other homes with larger lots and grass backyards so that you can have a yard with a garden and a couple doggies. There is a whole special area back here that is so pretty and so fun to take your dogs on a walk.
We have every amenity under the sun that you could ever imagine. You want an outdoor movie experience? It is in this community. You want pickleball courts? They are here. You want walking trails? You want a swimming pool? Literally anything and everything. This is your path to walk to the library, or you could go across the street, but I would go this way. You take the path down this way and it takes you to the amenities in the community. When you are in your home upstairs, you have a beautiful view of the foothills.
This community is crazy. Some of my best friends are building in this community right now. I would not let my best friends build with a builder I did not love and trust, that I did not think was an amazing person, and I would not let them go in a community that I did not think maintained its value and equity. They are family people, so their family is safe to move into and they can enjoy themselves in that area. This builder is great with multi-generation.
The other reason why multi-generation is cool is because imagine Grandma or Grandpa out with their grandchild. They can walk to the library , they can walk to five-star restaurants , they can walk to a small family-owned hole-in-the-wall restaurant, they can walk to urgent care , they can walk to the chiropractor . There are restaurants coming into this community that I currently drive to downtown Boise to go eat. There is Pilates here, there is karate .
This community is so cool, and what a lot of people do not realize is that throughout the Treasure Valley, especially if you live somewhere where you are used to trains and bus systems, we do not have a robust public transportation system. Pretty much anywhere and everywhere you live other than parts of downtown Boise, you need to own a vehicle, except for here . The only exception is if you are going to drive to the airport or if you need to go to the hospital. You are going to want a car for those two things. But outside of that, you can literally walk to everything.
The thing about communities like this is these are the houses, a lot of these never even hit the internet because they get swooped up the moment we know that they are going to be built. You are going to want to get on what we call our phantom list . You want to reach out, give us a call, shoot us a text, or write us an email. We sit down and we really walk through: is it Meridian, is it Star, is it Kuna, what makes sense, what kind of home, and then what do you need in a house? We put all that in a spreadsheet. The second we know, because we work very closely with the developers and builders here, that those opportunities are going to be available, we contact you before it ever hits the internet. That is how many of these houses were sold. We have not just my closest friends but several other buyers who have relocated to this community, and they are super happy with it.
Which Meridian Neighborhood Is Right for You?
If you want a master-planned community with a clubhouse, pool, and ten acres of green space, and you want homes starting in the mid-600s, the first community we toured is a great fit. If you want views of the Boise River and the foothills, and you want to be on the rim with protected views of BLM land and wetlands, the second community is your spot. If you want to walk to the library, restaurants, urgent care, and grocery stores without ever starting your car, the walkable community is the only place in the Treasure Valley outside downtown Boise where you can do that.
Choose the first community if you want a mix of starter homes to luxury, multiple builders, and sidewalks throughout. You will have fast access to Costco, The Village, and the freeway, and you will have irrigation water included in your HOA.
Choose the second community if you want to be on the rim with views that will never be blocked by development. You will pay more for the view, but you will still pay significantly less than you would across the street in Eagle.
Choose the walkable third community if you want lock-and-leave options, multi-generational living, and the ability to walk to everything except the airport and the hospital. New restaurants are coming to this community, including some currently only in downtown Boise. Homes here often sell before they hit the internet, so you will want to work with an agent early and get on the phantom list.
All three communities have active HOAs that plan community events, barbecues, golf cart parades, and pickleball competitions. All three have views of the foothills, the Boise River, or farmland. All three are minutes from Costco, The Village, Roaring Springs, and Topgolf. And all three are in Northwest Meridian, which means you are in the center of the Treasure Valley with fast access to Boise, the airport, and outdoor recreation.
Conclusion:
If you are thinking about relocating to the Boise area and you want to live in the heart of the suburbs surrounded by amenities, surrounded by community events, brand new beautiful homes, amazing people, and a community where you can walk from point A to point B and never drive a car, Meridian is your place. If you want mature trees, historic homes, or a walkable urban core with brick storefronts, compare downtown Boise or the North End. But if you want new construction, community programming, and a central location, Meridian is hard to beat.
We are here to help you figure out if Meridian is right for you, and if it is, which part of Meridian makes the most sense. Give us a call, shoot us a text, or write us an email. We will sit down with you, walk through what you need in a house, and put together a plan. We work closely with the developers and builders here, and we maintain a phantom list for pre-market opportunities. Let us help you make Idaho home.
