Your blood pressure drops before you finish your first lap around the covered patio.

We have close friends who live in Avimor and carpool with us to the school our kids attend. If we did not live so close to that school already, we would be here in two minutes.

The elk herd is managed by residents and Idaho Fish and Game. You will see wildlife from your kitchen window while you are cooking. You will get distracted by a deer walking through the grass outside. The air up here is fresher than the rest of Idaho because you are higher in elevation and surrounded by protected open space. In spring and fall you open your windows, turn on the ceiling fans, shut off the heat and AC, and let that mountain air move through the house.

Avimor is a Firewise community with its own fire department. The developer went to extreme lengths to protect homes from wildfire risk. You get a coffee shop, a gas station with a convenience store that sells firewood and fishing gear and USA sunglasses like the kind you grab on a road trip. You get a library. You get an indoor golf simulator coming soon. You get an exotic car club and repair facility in the works. Ken perked up when I mentioned that one.

There is an ADA-compliant trail here inspired by wounded warriors and one rider in particular who lost his life training for a mountain biking competition in Boise. That trail just opened and will host national and international competitions. People will come from all over the country and maybe the world to compete here. The trails go from easy walking paths all the way up to expert-level routes that test serious athletes.

You are in the foothills but you are not isolated. You have access to everything Avimor offers without leaving the community. You also have Boise close enough for work and shopping when you need it. This is the balance people relocating to Idaho ask us about. You want space and nature and a slower pace. You also want local schools and amenities and a community that does not make you feel like you moved to the middle of nowhere. Avimor delivers both.

You walk in the front door and the hallways are wide enough for wheelchairs, furniture, and multiple people carrying packages at the same time. The laundry room is right off the garage with a sink for soaking stains, a bar for hanging clothes that is not mounted above the washer and dryer where short people cannot reach it, and plenty of counter space for folding. They put the bar on the wall where you can actually use it. Builders are listening to us. The tile in here is my second favorite laundry tile after black and white checkers. This one is a clean pattern that does not show every speck of dirt.

The kitchen has 24 drawers. Ken counted. I like big drawers and I cannot lie because I have a spot for every big pot and pan I own. The cabinets are custom wood with a perfectly wrapped hood. The fridge is fully paneled and built-in. You get high-quality cooking with a range, oven, microwave, and steam oven all stacked and ready. There is more storage under the island if 24 drawers are not enough. The selections in here are clean and they fit the rest of the house without trying too hard.

The windows in the kitchen and dining room are huge. You will cook and look out at the wind blowing through the grass and get distracted by a deer. You will stop mid-chop and just stare. The dining room is big enough for entertaining, Bible study, and clubs. You can seat a crowd and everyone gets a view.

The living room has a wall of windows. I am not exaggerating. It is almost the entire wall. You get a tray ceiling, a ceiling fan, and a fireplace with a full wraparound mantle deep enough for all your Christmas decor. There is storage built into the wall next to the fireplace for hiding cords and cables and all the stuff you do not want sitting out. The fireplace fits the aesthetic of the house without looking like it was dropped in as an afterthought.

The primary bedroom has a big window that looks out over the entire backyard. You can see the foothills from bed. The primary bathroom has a window above the toilet and it is frosted. They get 1,000 points for that. Our new house has a boys' bathroom in the middle with no windows and just a fan. After they shower it gets stuffy. The window makes a difference. There is storage behind a door for towels, which my current primary bathroom does not have. The vanities are separated. The shower is the right size to actually warm up. If you get a shower the size of the entire bathroom it never gets warm. This one will. The showerhead is on a handle that pops out, which you need if you are 5 feet tall like me. Growing up I stood on the edge of the bathtub to rinse my hair and only slipped and died a couple times. I am okay now.

The primary closet has the same built-ins as the pantry. I love that they carried that detail through the entire house. There is a second closet in the primary suite just for shoes. Ken has a lot of shoes and it is getting worse because he just bought a 5-acre property in Emmett and now he has three pairs of work boots. You have to have good work boots. The closet has kick-toe lights and the same backlit mirror as the other bathrooms. It is a fancy finishing touch that makes the space feel more expensive than it is.

The pantry is fully built out with shelving and organization that I do not have in my own house, which cost more than this one. We just hired professional organizers to help us because pantry organization is not my strong suit. This pantry makes it easy. You can see everything and you have a spot for everything. The oven sang to me when we walked in. It made a really pretty sound. I am not making that up.

There is a flex office space near the front door with built-ins and windows on two walls so you can see Amazon deliveries and grab the package before anyone notices. You can hide it before it gets spotted. This is important. The outlets in the office are not behind the door. They are where you can actually use them. Ken's pet peeve is walking into a $3 million house and seeing the outlet behind the door. It makes no sense. Builders are listening to us. It used to be 100 percent of houses had the bar above the washer and dryer and the light switches behind the door. Now it is changing.

The two additional bedrooms are good sizes with deep closets and views depending on which angle you are standing. The bathrooms have the same backlit mirrors and clean finishes as the primary. The garage has a door that opens to the backyard and a hot and cold bib outside. Warm water is so nice. The garage is drywalled and painted, which not everyone does. You get three full bays plus the extra space for your toys.

The covered patio has recessed lighting and a ceiling fan. You need the fan because in spring and fall you open the windows and doors and let the fresh mountain air move through the house. You shut off the heat and AC and just live outside. The screens are already on the windows. Everything is ready. The backyard opens to God's country. You walk out that garage door and the light pours in like a cartoon where you open the door and the heavenly glow hits you. Someone needs to add that to the B-roll.

Why Avimor Feels Different: Intentional Community and Lifestyle

The developer could have come in and built another beautiful foothills community and stopped there. A lot of families would have been happy with that. What makes Avimor different is how intentional the developer has been about making this place feel like old-school Idaho. Community matters here. It is not an accident. It is engineered into how the place operates.

The lifestyle coordinator is an employee of Avimor. Their only job is connecting you to your people and organizing events and helping you start clubs. Any club under the sun already exists here. If you want one that does not exist yet, you go to the lifestyle coordinator and they will help you roll it into action. The community here is so strong it is addicting. I want to be here all the time. Honestly. We have really good friends who live here and they carpool to school with us. If we did not live so close to our kids' school, we would be here in two minutes. Hands down.

The elk herd is the largest in Idaho and it is managed by the people who live here along with Idaho Fish and Game. It is so cool. You are not just living near wildlife. You are part of managing it. The green space is protected forever. Over 60 percent of the 23,000 acres will never be developed. You get trails and open land and wildlife and the confidence that it will stay that way.

The school is a big draw. Idaho Novus Academy is a Hillsdale Classical Academy charter school with no tuition. It is a public charter so you do not pay to attend. There are no iPads in the classroom. The kids wear uniforms. The curriculum is America-forward and patriotic. People drive their kids to Avimor from outside the community just to attend this school. My daughter's all-time favorite teacher now teaches there. She is famous here in Idaho. Mrs. Canny. If you ever meet her, get her autograph and let her know I was talking about how wonderful she is.

The Firewise measures and the fire department give you peace of mind living in the foothills. Wildfire risk is real in Idaho. The developer took it seriously and built protections into the community from the start. You are not hoping the county shows up in time. You have a fire department here.

The amenities keep growing. The indoor golf simulator is coming. The exotic car club and repair facility is in the works. Ken got excited when I mentioned that one. You already have year-round swimming, pickleball, tennis, baseball, stocked fishing ponds, a shooting range, and off-road training if you are a resident. The coffee shop and gas station mean you do not have to leave for basics. The gas station is the kind you stop at on vacation where you can buy firewood and fishing gear and those USA sunglasses. It is not a corporate chain. It fits the vibe.
